APPLICATION
PROCESS
We are working with neighbors and other
landlords in this area to maintain our rental units from illegal
activity. To that end we have a thorough screening process. If you meet
the application criteria and are accepted, you will have the
peace of mind knowing that other renters in this area are being
screened with equal care and the risk of a bad neighborhood
or illegal activity occurring in this area is reduced. Please
review our criteria. If you feel you meet these standards please
apply.
APPLICATION SCREENING CRITERIA
- Fee: $30.00
YOU MUST COMPLETE AN APPLICATION:
If false or missing information is found during screening
or a line isn't filled in we may reject the application. Our
screening process will uncover falsehoods. Each person over
18 in the household must tender a separate application and screening fee.
Married couples can complete one application and tender a
separate screening fee per adult.
RENTAL HISTORY MUST BE VERIFIABLE:
From unbiased sources: Your former landlords will be contacted
for
(On time rent, Eviction Notices, Home Damage, Drugs, Police
Visits, ETC…)
You must have one year of verifiable rent history.
POLICE RECORDS:
We do check available sources for police reports on all members
of the household and listed friends.
UNPAID BILLS
Our screening process will uncover collection reports and small
claims fillings.
SUFFICIENT INCOME
We use a standard income ratio chart. If the combination of
your monthly debt, utility costs and rent payments, after taxes
exceed normal ratios, we will require a co-signer and/or
double deposit. The co-signer
must also meet all qualifications listed, or your rental application
will be rejected.
TWO ITEMS OF ID:
One must be a photo I.D. A valid social security card in your
name must be presented. (Our Screening process will reveal invalid
S/S numbers)

Will be checked closely. Credit Report
